Hi! I’m Bill Silver. I’m a realtor with Cape Cod Associates Real Estate in lovely Harwich Port. The data for this report is for: Single Family Homes – in Barnstable County – listed on Cape Cod and Islands MLS.

I am sorry it took so long to send you this report – and that there is only the SlideShow version – no Video version. Sometimes Life interferes with Work. But I am now well along on the journey back to normalcy. So, as a bonus for you this report also includes my Forecast for Q 2 .

Median Sold Price - Q1 2022

The median sold price in Q1 was $649 thousand dollars. Quarter-to-Quarter, the median sold price was DOWN -0.2% from the $650K in Q4. This is a small Q1 DiP -- which we didn’t have in Q1 last year.

But prices actually did continue to rise because, Year-to-Year, the median sold price was UP 10% from the $ 590K in Q1 last year.

Here are the Quarterly Median Sold Prices over the last 4 years. This visual makes it easier to grasp how steeply Cape Cod home prices have gone up in the time of COVID.

Since Q1 2020 the median sold price has gone UP 49%. Starting in Q1 2016 , Year-to Year quarterly prices have gone UP 24 quarters in a row.

The number of single-family homes sold in Barnstable County in Q1 was 666 . Quarter - to - Quarter, Q1 Sales were DOWN 40% from the 1,104 sales in Q4 .

Year - to - Year, sales were also down – 22% – from the 856 in Q1 last year. Sales in Q1 2022 are slightly below the Q1 median for this decade. And it ranks 14 th out of the last 23 Q1 sales numbers.

DOWN from Q 4 – UP in Q 2 – that’s the Q 1 DiP . It has happened very year in this century. So, it is almost certain that sales will go UP in Q 2 .

Here are the Number of Sales for each Quarter over the last 4 years. This is the lowest number of Q1 sales since 2015.

My forecast for the Median Sold Price for Q 2 2022 is $724K . This will be another all-time record high. The 12 % price increase from Q 1 completes the UP side of the Q 1 DiP.

Q 2 2022 Sales Forecast

My forecast for the number of sales in Q 2 is 1,044 .

This will be a 57% increase from the 666 sales in Q1 . A big bounce back from the Q1 Dip .

And only slightly less (-2%) than the 1,064 sales in Q2 last year.
