The data for this report is for: Single Family Homes – in Barnstable County – listed on Cape Cod and Islands MLS. The median sold price in Q2 was $724 thousand dollars, another record high.

Quarter-to-Quarter, the median sold price was UP 11.6% from the $649K in Q1. Year-to-Year, the median sold price was UP 17% from the $619K in Q2 last year.

Here are the Quarterly Median Sold Prices over the last 4 years. This visual makes it easier to grasp how steeply Cape Cod home prices have gone up in the time of COVID. Since Q1 2020 the median sold price has gone UP 67%. In this century, Q2 Quarter-to Quarter prices were UP in 20 of the 23 years.

Year-to-Year quarterly prices went UP every quarter since 2016. That’s 25 quarters in a row, with an overall price increase of 211%.

The number of single-family homes sold in Barnstable County in Q2 was 880. Quarter - to - Quarter, Q2 Sales were UP 32% from the 666 sales in Q1.

Year - to - Year, Q2 sales were down 17% from the 1,067 in Q2 last year. The 880 sales in this quarter are the 3 rd lowest Q2 sales in this century.

Here are the totals for the nine quarters for each time period. Although COVID period sales were only higher by 924, the COVID period dollar volume was higher by $ 2.9 BILLION dollars.

These Quick Dip stats apply to properties CLOSED in Q2. The Days On Market stat calculated by CC&I MLS was 6 . The calculated number of days from Listing to Under Contract dates was 8 . When a listing goes PENDING, the listing agent can enter an expected CLOSE date. The median error rate for this field was 0.0 . There were a few way-off dates. Most were exactly on target or just off by a day or two. The % of Year-Round (vs. Seasonal) houses was Year- Round 99% – Seasonal 1%.

A Dual Variable Rate Commission is when a seller and their listing agent agree that if the sale of the house does not involve a buyer agent, then the commission fee will be at a reduced rate. In Q2 the percentage of closed listings with this agreement was 12%.
