The data for this report is for: Single Family Homes – in Barnstable County – listed on Cape Cod and Islands MLS. The median sold price in Q4 was $685 thousand dollars. Quarter-to-Quarter, the median sold price was exactly the SAME as the $685 K in Q3.

Year-to-Year, the median sold price was UP 5.4% from the $650 K in Q4 last year and is the Highest Q4 median price EVER.

Here are the Quarterly MEDIAN Sold Prices over the last 4 years. This visual makes it easier to grasp how steeply Cape Cod home prices have gone up in the time of COVID. We almost exclusively look at the MEDIAN Sold prices. But it’s also interesting to look at the Quarterly AVERAGE Sold Prices. And, while we’re at it, let’s look at the Median’s percentage of the Average.

It ranges from a Low of 68% to a High of 80% with a Median of 71%. Both statistics show a major increase in Cape home prices since the start of COVID. Interestingly, they both have increased by the same amount: 57%.

The number of single-family homes sold in Barnstable County in Q4 was 774. Quarter - to - Quarter, Q4 Sales were DOWN 23.5% from the 1,012 sales in Q3.

Year – to – Year, Q4 sales were DOWN 29.9% from the 1,104 sales in Q4 last year.

Here are the Number of Sales for each Quarter over the last 4 years. The 774 sales in this quarter are the lowest Q4 sales since 2011. Each quarter this year, sales were lower than the same quarter for the previous three years.

Quarter-to-Quarter, the Dollar Volume was Down 24.6% from the $983 M in Q3. Year-to-Year, the Dollar Volume was Down 28.3% from the $1,034 M in Q4 2021.

Here are the Median Days On Market results for the last 4 years. It is easy to see the dramatic change Pre Covid vs. Post Covid – although the DOM was higher in Q4.

I have been working on the report that takes a Deep Dip Look at Days On Market. It IS coming. Life is often like a great baseball pitcher. It throws you curve balls that you swing at and miss – and fast balls that you can’t even swing at. Hopefully a new pitcher is coming in for 2023.
