Hi! I’m Bill Silver. I’m a realtor with Cape Cod Associates Real Estate in lovely downtown Harwich Port. Welcome to my Q4 Cape Cod Real Estate Market Report. The Median Price not only went UP again, it also set a another all-time high. And, good news, the Number of Sales was actually UP from Q4 last year.

Median Sold Price – Q4 2018

The data for this report is for: Single Family Homes – in Barnstable County – listed on Cape Cod and Islands MLS. The median sold price in Q4 was $435 thousand dollars . Quarter-to-Quarter, the median price was UP 1.2% from the
$430K in Q3. It’s interesting that the Quarter-to-Quarter change was also 1.2% last quarter. More importantly, Year-to-Year, the median price was UP another 3.6% from the $ 420K in Q4 last year.

Here are the Quarterly Median Sold Prices over the last 4 years. 18 Q4 03-02 YY Price Year- to-Year, the median sold price continued to go UP, and has
now gone UP 11 quarters in a row – and 23 of the last 25 quarters. Note that the $435K again sets a new HIGH for the Quarterly Median Sold Price on Cape Cod.

From 2000 to 2005 the Yearly Median Sold Price continued to go UP. This was a continuation of the real estate Bubble that started in 1993. Prices topped out at $399K in 2005 — a 240% increase from the $123K result in 1993. Then came the inevitable Fall. It started off slowly but increased steeply with the stock market crash of 2008. Overall, prices dipped 20% during the five-year period from 2005 to 2009. Prices started to Rebound in 2010. And, in the 9-year period ending in
2018 prices went UP every year except 2011. The overall price increase from 2009 to 2018 was 33%. After prices peaked at $399K in 2005 it was 12 years before Cape prices got back to that $399K level in 2017. The $424K result in 2018 is an all-time yearly high.

The number of single-family homes sold in Barnstable County in Q4 was 1,084. Quarter - to - quarter, Q4 Sales were exactly the same as Q3.
But, important good news, Year – to – Year, the number of sales in Q4 was UP from the 1,054 sales in Q4 last year.

Here are the Sales numbers for the last 16 Quarters. After going UP for 10 quarters in a row, Year-to-Year sales went Down for 6 quarters in a row. But were finally UP in Q4.

Here are the Sales numbers for the 19 years of the 21 st Century. The yearly sales results were a bit more up-and-down, but overall there was the same Bubble – Fall – Rebound pattern.
And, like price, the Bubble High of 4,411 in 2004 was not reached again for 12 years when sales were just 3 higher (4,414) in 2016.

Dollar Volume – Q4 2018

Dollar Volume is the Total Sold Dollars for the quarter. The Dollar Volume in Q4 was: $662 million – 755 thousand – and 823 dollars. Quarter-to-Quarter, this is DOWN 0.6% from the $667 million in Q3.
More important, Year-to- Year – Dollar Volume was UP 10.9% from the $598 million in Q4 last year. When both price and sales go up Dollar Volume goes up big time.

This chart shows the quarterly Dollar Volume for the last 16 quarters. After going DOWN for 4 quarters in a row, Dollar Volume has now gone UP the last 3 quarters. I’ve talked about the Q1 DiP where prices go DOWN in Q1
and Up in Q2. This happens to prices 100% of the time, and to Sales 80% of the time. It also happens to Dollar Volume 100% of the time. You can see here that it happened each of the last 4 years – with an average Q1 DiP of 38%.

This chart shows the Dollar Volume for the 19 years of the 21 st Century. Like the Century charts for Price and Sales, this one for Dollar Volume also follows the general trends of: The Bubble – The Fall – and the Rebound.
After falling from the Bubble-High of 2,235 Million in 2004 it took another 12 years to achieve the higher result of 2,331 Million in 2016. The $2,404 Million Dollar Volume in 2018 is the highest yearly total ever on Cape Cod.
