Hi ! I’m Bill Silver. I’m a realtor with Cape Cod Associates Real Estate in lovely downtown Harwich Port. Yes, it’s a new year and a new decade and a new “social distancing” lifestyle. The lobal pandemic has brought great change to how we do real estate.

Quarter-to-Quarter, the median sold price was DOWN, but just 0.7% from the $438K in Q4. Just a small Q1 DiP. More importantly, Year-to- Year, the median sold price was UP again, 4.8% from the $415K in Q1 last year.
The data for this report is for: Single Family Homes – in Barnstable County – listed on Cape Cod and Islands MLS.
The median sold price in Q1 was $435 thousand dollars.

Here are the Quarterly Median Sold Prices over the last four years. A small Q1 Dip in price. This has happened in 75% of the years in the 20 th Century – and each of the last 5 Q1’s.
Year-to-Year, the median sold price continued to go UP, and has now gone UP 16 quarters in a row – and 28 of the last 30 quarters.

– with a median decline of 29%. Year – to – Year, sales were UP 6% from the 729 in Q1 last year. This is good, but I had predicted that sales in Q1 would be higher than this – and there was a small, but noticeable, drop in sales during the last month of Q1.
The number of single-family homes sold in Barnstable County in Q4 was 775. Quarter - to - quarter, Q1 Sales were DOWN 28% from the 1,073 sales in Q4. This in actually not bad. Q1 vs. Q4 Sales have gone down every year in this century

Here are the Sales numbers for the last 13 Quarters.
Since 2017, Year-to-Year, sales have gone Up and Down . Up 1 quarter, Down 6 quarters, Up 3 quarters, Down 2 quarters, and now Up again. Note, Year-to-Year, sales have gone UP in 3 of the last 4 Q1’s.
