Bracing needed for many sections. Some railings show rot that may require removal, some areas just need painting. An agent asked if the height of these railings were up to code? Answer – No. This is OK for

repairs. A full replacement would need to meet code.

Tall grass and dandelions make the house look abandoned.

Several doors have not been re-installed, namely, closets and bathrooms. Others just need finishing. Note, it is unlikely that you can close or rent without bath and bed doors.

The In-Law area, with its own brand new kitchen is a major plus for this property. There are a few things that need to be done for its kitchen area. But the stairway down to its own private deck is

The In-Law deck also needs some repair.

Doorknobs & Handles Buyers wonder why many doors and drawers do not have doorknobs or handles. I know that you have many of these on hand. The house would show better if these were installed.

Cabinet in the in-law kitchen has no glass. Not sure if this is the

only one like this.

The siding has a number of breaks, holes, and discolorations. An important question is can it be repaired by installing single new panels and hand cleaning, OR must the siding on the entire house be replaced.

are broken, have holes, are discolored. or are missing.

SCREENS : A few windows have screens, but many do not. Buyers would assume that screens would be on all windows.

This window in the In-Law kitchen does not match the other new windows. It should be replaced, If kept for design reasons then it should be refinished .

The following pictures show areas of the property that are either not included in the previous groups – or they were inadvertently not included.

This temporary panel in the Dining Room needs to be replaced ASAP

Possible issue here

is that the shower head is centered in the shower area. This MAY cause it to spray water onto the floor. If so, then the shower head may need to be moved to the RIGHT or there should be a glass door added .

The INSIDE of the Window Seat storage boxes. They need to be cleaned and the protruding nails need to be removed .

The ad-hoc rope works, but a small fence with a gate would be a classy alternative.

Professional Cleaning After numerous showings with multiple people walking around outside the house and then walking all through the inside of the house – and with the droppings from the birds that came down the chimney still seen in a few rooms, and the dirt inside each of the window boxes -- it would be very helpful to bring in a professional cleaning crew and clean the entire first and second floors of the house.
